Proposed Convenience/Fuel Center Developments Withdrawn in Colorado

Good news! The development of large convenience and fuel centers on I-25 at Palmer Lake and on I-70 at Bakerville won't go forward, preserving lands, trees, wildlife, views and history of the Ute people in the region. Members of NASTaP participated in public comment against the mega-developments. Thank you to all who contributed. But, it's only a matter of time before threats to sacred lands will reappear.     The photo illustrates the undeveloped land along Greenland, just south of Spruce Mountain, where many CMTs and sacred sites are located.

    Member Kathy Drobnak passes along information that the battle is far from over:

    "Despite Buc-ee's pulling its annexation proposal from Palmer Lake on 4 February and issuing press statements noting that they were "certainly exploring all of their options" and were still interested in building in the "region" they are showing that they have zero intention of moving on from this particular parcel until absolutely forced to do so.

    In the same week that they pulled their proposal from Palmer Lake, Buc-ee's/Monument Ridge West/Vertex submitted a request to EPCO to increase the size of their current obsolete and non-conforming zone district parcel by using the potential purchase of 10 acres of land immediately to the south of the Buc-ee's parcel. Currently, MRW/Vertex is requesting administrative approval in EPCO to add this land to their boundaries without any public input or public notice. This is an egregious abuse of an administrative approval for a significant, 10 acre lot line adjustment that would grant them the ability to use 3x as much water per year as currently allowed by EPCO on a legal conforming parcel or within any other subdivision."

    So it appears that although the request for annexation has been pulled, the developer is now pursuing alternate strategies through El Paso County.
